You're making a $30K–$500K decision with almost no information

Contractor bids are written for contractors, not homeowners. Vague line items, missing scope, low-ball traps, and one-sided contract clauses are the norm — not the exception. Most homeowners only find out when work has started and it's too late to walk away.

Bid-comparison tools can only compare the bids in front of them — they can't tell you when all of your bids are wrong. SquintSign closes that gap with real construction expertise.

"I saw a 100% difference between bids. I had no idea which one to trust — or whether any of them were actually right."

— Homeowner, r/HomeImprovement

"The cheap bid missed the sheathing. We found out after they opened the wall. The change order was $18,000."

— Homeowner, r/Renovations

"No two bids looked the same. I couldn't tell if they were even quoting the same job."

— Homeowner, Nextdoor

A single, standalone report — yours to keep and bring to the table

A standalone, branded document you can save, share, and bring to the negotiation table. Every Signature Report is built on the same construction expertise — only Signature Plus adds a live consultation with one of our qualified construction professionals.

  • Scope review. Does this bid actually solve your problem, or just the visible symptom?
  • Local price benchmarks. Real US and Canadian market ranges for your metro.
  • Contract red flags. Front-loaded deposits, missing lien waivers, T&M with no cap, indemnity traps.
  • Contractor records check. What state and provincial licensing registries, BBB, court records, and reviews actually show.
  • Questions to ask before signing. Specific, neutral, professional — not accusatory.
  • The Signature Report PDF. A unique report ID and date stamp. Yours to keep.
Sample finding
From a real Signature Report

"The bid does not specify the underlayment grade. Synthetic underlayment performs significantly differently from felt and is what most warranties require. In our opinion this should be clarified in writing before signing."

"Deposit structure of 50% on signing is meaningfully outside typical industry practice (10–25% with milestone-tied progress payments). We recommend negotiating before signing."

Observational language. Professional opinion. Final decisions remain yours.

The questions most homeowners
never think to ask

!

Is this the right scope of work?

Does this bid actually solve your problem — or just the visible symptom? A quote for new siding means little if the moisture source isn't addressed.

+

What else will likely be needed?

What isn't quoted but commonly comes up once work starts? We outline your change-order exposure before you're committed.

$

Is the price within local ranges?

We benchmark against publicly available labour and material rates for your metro — across both the US and Canada. Not generic national averages.

Contract red flags

Front-loaded deposits, T&M with no cap, missing lien waivers, verbal change order clauses. We flag every clause that puts you at financial risk.

Public records check

State and provincial licensing registries, BBB, court records, online review patterns. We describe what publicly available records actually show on the date of review.

Material upgrade opportunities

Where spending a little more now typically saves significantly later — and where the "premium" option is often just a markup with no real benefit.

Why we exist

We don't take a single dollar from contractors.

Every other contractor-related tool online — comparison sites, matching marketplaces, "verified" directories — gets paid by contractors for leads or listings. SquintSign is paid only by you. No referral fees, no contractor partnerships, no advertiser deals. The Signature Report represents only your interests.

Two simple options. No hidden upsells.

Most homeowners get the Signature Report. For larger or more complex projects — or when you want to talk it through with an experienced PM — choose Signature Plus.

A team that's been on both sides of the table

SquintSign was built after watching homeowners get overcharged on roofing, run out of contingency money mid-project, and sign contracts they didn't fully understand.

Our team brings together hands-on commercial construction management with deep engineering and financial knowledge — the same combination that sits across the table from homeowners every day on real projects.

  • Commercial construction management — townhouses, apartments, retail
  • Engineering and financial expertise across the full project lifecycle
  • Deep estimating: roofing, siding, waterproofing, carpentry
  • Bid review, RFI writing, subcontractor invoicing, and project closeout

"Most homeowners are making $100K+ decisions based on a one-page document they can't fully read. We built SquintSign to change that."

Things people ask us

Do you work in the US and Canada?

Yes. All 50 US states and all Canadian provinces. Local context — pricing benchmarks, licensing registries, codes — is adapted to your project's location.

Is this legal advice?

No. SquintSign is not a law firm and the Signature Report is not legal advice. For any contract with material financial implications, we recommend you also have a licensed attorney in your jurisdiction review it.

Is this an inspection or engineering report?

No. The Signature Report analyzes the documents you provide — your bid, photos, contract, and emails. We are not licensed engineers, architects, or home inspectors. For structural or geotechnical questions, engage a licensed professional.

Do you "verify" or "approve" my contractor?

No. We describe what publicly available records — state and provincial licensing registries, BBB, court records, online reviews — actually show on the date of review. We do not certify, approve, or insure any contractor or project.

What happens to my documents?

You retain ownership. We use them only to produce your report. We never share them with the contractor named in your documents or with any contractor-matching service. We retain them for 12 months for your reference, then delete them. You can request earlier deletion any time.

What if I only have one bid?

That's most of our clients. SquintSign analyzes a single bid against general construction knowledge and local market context. You don't need multiple quotes for us to be useful.
