Independent analysis of the contractor bid sitting on your kitchen table. Scope, pricing, contract, and contractor records — reviewed by someone who does this for a living. Plain English. Delivered in 24–48 hours.
Contractor bids are written for contractors, not homeowners. Vague line items, missing scope, low-ball traps, and one-sided contract clauses are the norm — not the exception. Most homeowners only find out when work has started and it's too late to walk away.
Bid-comparison tools can only compare the bids in front of them — they can't tell you when all of your bids are wrong. SquintSign closes that gap with real construction expertise.
"I saw a 100% difference between bids. I had no idea which one to trust — or whether any of them were actually right."
— Homeowner, r/HomeImprovement"The cheap bid missed the sheathing. We found out after they opened the wall. The change order was $18,000."
— Homeowner, r/Renovations"No two bids looked the same. I couldn't tell if they were even quoting the same job."
— Homeowner, NextdoorA standalone, branded document you can save, share, and bring to the negotiation table. Every Signature Report is built on the same construction expertise — only Signature Plus adds a live consultation with one of our qualified construction professionals.
"The bid does not specify the underlayment grade. Synthetic underlayment performs significantly differently from felt and is what most warranties require. In our opinion this should be clarified in writing before signing."
"Deposit structure of 50% on signing is meaningfully outside typical industry practice (10–25% with milestone-tied progress payments). We recommend negotiating before signing."
Observational language. Professional opinion. Final decisions remain yours.
Your bid, contractor emails, site photos, and location. Any format works.
Our analysis — built on commercial construction expertise — reviews scope, pricing, contract clauses, and publicly available contractor records.
A branded PDF with the SquintSign Signature mark — what's fair, what's missing, what's a red flag, and exactly what to ask.
For larger projects — 30 minutes with a qualified member of our construction team, a second review if bids are updated, and a scope amendment draft.
Does this bid actually solve your problem — or just the visible symptom? A quote for new siding means little if the moisture source isn't addressed.
What isn't quoted but commonly comes up once work starts? We outline your change-order exposure before you're committed.
We benchmark against publicly available labour and material rates for your metro — across both the US and Canada. Not generic national averages.
Front-loaded deposits, T&M with no cap, missing lien waivers, verbal change order clauses. We flag every clause that puts you at financial risk.
State and provincial licensing registries, BBB, court records, online review patterns. We describe what publicly available records actually show on the date of review.
Where spending a little more now typically saves significantly later — and where the "premium" option is often just a markup with no real benefit.
Every other contractor-related tool online — comparison sites, matching marketplaces, "verified" directories — gets paid by contractors for leads or listings. SquintSign is paid only by you. No referral fees, no contractor partnerships, no advertiser deals. The Signature Report represents only your interests.
Most homeowners get the Signature Report. For larger or more complex projects — or when you want to talk it through with an experienced PM — choose Signature Plus.
SquintSign was built after watching homeowners get overcharged on roofing, run out of contingency money mid-project, and sign contracts they didn't fully understand.
Our team brings together hands-on commercial construction management with deep engineering and financial knowledge — the same combination that sits across the table from homeowners every day on real projects.
"Most homeowners are making $100K+ decisions based on a one-page document they can't fully read. We built SquintSign to change that."— SquintSign
